I now have the dialogue option to give Theresa a gift, but even tho she thanks me I’m not giving her anything 
my inventory is still the same! Its a scam poor Theresa. The only thing I have that I think triggers the option is the necklace you find in the bird nest near the executioner’s house.
yeah i think it’s a bug. you can buy clothes and stuff for her, but she doesn’t take it from your inventory.
Nah you can literally gift her anything from a ring to a boar tusk, it still doesn’t remove it from your inv, I think it’s on purpose though.
nah i don’t like it. i think it should be like those “deliver item” dialogs with certain story characters and you actually give her the item and she wears it on her character model.

when you give her something, it should be in your global storage trunk inventory rather than in your personal/horse inventory.
at lest that’s what I have observed.
That special gift is the last thing that comes from the relationship, kind of funny really.
I gave her the flowers from the “Bath quest”…

I really wish she didn’t turn into a useless npc right after doing the deed. I thought she was gonna be a significant npc or something.

It’s definitely not intended, because it does work just fine for me. The only issue I have with it is that I can’t pick exactly what to give her.
I gave her wine. She refused. 
It doesn’t make any sense, it’s like being able to buy women’s clothes, you can’t wear them (lame) so why even give the ability. Dropping them on the ground also doesn’t do anything they don’t pick them up.
Is there anything really to do in these quest? I mean You get to the “Special Gift” But I don’t have any more quest or anything seems like someone had a plan then forgot Theresa existed

yet another area of improvement in the Henry-Theresa relationship mechanics
dresses are purchasable from the tailor in Rattay. you should be able to gift one to Theresa that she wears thereafter. or a signet ring, necklace… or a least put the other item (Amor potion or gold chalice) in her inventory

Bit of a necro, but if the symptoms are still there…
I now had the bug described by the OP, a variation of that same bug as well as the exact opposite:
1 had an item for Theresa, she thanked me for it but it still was in my inventory afterwards.
2 DIDN’T have an item because I had put it in my horse’s inventory and forgot, couldn’t select anything in the menu to hand it over but she still thanked me for the gift.
3 Had an item, selected it to be handed over but in the dialogue afterwards Henry said “Oh, I must have forgotten it somewhere”, got an EMPTY dialogue option (literally, the screen was lit up where a dialogue option should have been but there was no text) and Theresa got pissed at me, but the item I had gifted her was gone from my inventory.
Seriously, what the hell guys?
This bewilders me. So many different dresses in the tailor’s inventory but Theresa doesn’t take them from Henry. It would be lovely if she wore the dress you buy her on the dates you take her on. However, I appreciate that the game would then require a working body model for every garment offered and that is some significant work for the devs.
